OPINION

This is an appeal from a bankruptcy court order awarding compensation and expenses to Peter Costanzo Auctioneers and Appraisers, Inc. (“Costanzo Auctioneers”), the auctioneer appointed by the court to conduct a public auction of certain real property which was the subject of the bankruptcy proceeding. National Westminster Bank N.J. (formerly known as The First Jersey National Bank) (“NatWest”) has appealed that portion of the order directing it to pay a pro-rata share of the award to the auctioneer.
