The plaintiff, Intercoastal Lumber Distributors, Inc., filed a mechanic’s lien against a lot in the city of Philadelphia, the buildings thereon, and the curtilage, naming 0. Derian as “reputed real owner,” and Azaria S. Bakalian as “registered owner.” The owner, 0. Derian, then presented a petition to a court of common pleas to strike off the lien, alleging: “1.
