Defendant appeals from the Montgomery County Circuit Court's grant of injunctive relief in favor of the plaintiff and award of damages based on her trespass and nuisance claim against defendant.

Defendant, Bill Alonzo, and his wife live next door to the plaintiff, Audrey Sanford, on Nora Place in Montgomery. Nora Place is part of a subdivision known as Woodmere Plat # 5, consisting of patio homes. These patio homes are single-family homes built on the property line, or "zero lot line."
