[¶ 1] Chapel Road Associates, L.L.C., appeals from the judgment of the Superior Court (York, Brennan, J.) affirming the decision of the Town of Wells Planning Board to deny Chapel Road Associates’ site plan application for the development of a sandwich shop at the intersection of Chapel Road and U.S. Route One in Wells. The Planning Board denied the application for failure to comply with the traffic standards in the Town’s Land Use Ordinance.
