Introduction
Creditor, American Asset Finance LLC (“the Plaintiff”) has filed a Motion for Summary Judgment in the above adversary proceeding. The Defendant, Debtor Lawrence F. Feldman, (“Debtor” or “Defendant”) opposes the motion. The parties agreed to disposition of the Motion on the papers, and the Court thereafter took the *119matter under advisement.1 For the reasons which follow, the Motion will be granted and a judgment declaring the debt owed to the Plaintiff non-dischargeable will be entered.2
