{¶ 1} Appellant, Fairport Real Estate LLC ("Fairport"), appeals from the March 13, 2017 judgment of the Lake County Court of Common Pleas. The dispute before the trial court was whether Fairport has easement rights over property owned by appellee, Nautical Ridge Condominium Owners' Association, Inc. ("the Association") for ingress and egress and for the use of a retention basin and sanitary sewer line and whether the Association has easement rights over Fairport's property for utility lines.
