Appellee, on the 2-9th of July, 1889, signed and sealed a written document, declaring that he had appointed appellant his sole agent to sell his farm, and was to give him two and a half per cent commission for such sale; also that appellee would convey the farm to whomever appellant might direct, and at the price he might name.
