FENNER, Judge.

Appellant, Chicago Title Insurance Company (“Chicago Title”), appeals the order of the trial court granting summary judgment to respondents, the law firm of Jackson, Brouil-lette, Pohl & Kirley, P.C. (“Jackson-Brouil-lette”), and an individual lawyer of the firm, Charles Christian Kirley. The underlying dispute arises out of a loan in October of 1986, from Commerce Bank of Kansas City to 9221 Associates, a Missouri Limited Partnership, in which Kroh Brothers Development Company (“Kroh Brothers”), was the general partner.
