FACTS

Appellant Claire Gramanz (“Claire”) and respondent Brent Gramanz (“Brent”) were married in 1975, had three children together, and divorced in California in 1989.

During the marriage, Brent operated three retail souvenir shops in a building located in Las Vegas at 3235 Las Vegas Boulevard adjacent to the Desert Inn. These businesses had long-term commercial leases.
