ROGERS, Chief Judge:
This is an appeal from summary judgment in an action brought by appellee, the estate of Blanche Smith, seeking title to real property of the estate of Estella Wells by adverse possession. Our review of the grant of summary judgment is de novo, and we will affirm only if “there is no genuine issue as to any material fact and ... the moving party is entitled to judgment as a matter of law.” 1 Since we find that a material fact is in dispute as to whether Mrs. Smith was in hostile possession of the property during the statutory period, D.C.Code § 12-301(1) (1989 Repl.), 2…
