MEMORANDUM OPINION

STEPHEN S. MITCHELL, Bankruptcy Judge.

A preliminary hearing was held in open court on February 20, 2002, on the motion filed by Federal Realty Investment Trust (“Federal”) for relief from the automatic stay in order to obtain possession of leased commercial real estate. The chapter 7 trustee did not respond to the motion and did not appear at the hearing. The debtors, however, oppose the relief. The sole disputed issue is whether the rejection of the lease that occurred when the trustee failed to assume or reject it within the statutory period terminated the debtors’ rights…
