In February 1974, Howard G. Purnell (Dr. Purnell or appellant) and Aimee Fol-lett Purnell (Mrs. Purnell or appellee) were granted a divorce. One of the items of community property divided between the two parties was a 52.66 acre tract of land which had been deeded to appellant during the marriage. As part of this conveyance, appellant assumed the unpaid balance on a promissory note which was secured by a vendor’s lien and a deed of trust covering the tract.
