June 17, 1918, appellees executed to C. P. Hall a mineral lease, which provided that if operations were not begun within one year the same should terminate as to both parties, unless the lessee, on or before said date, should pay or tender to the First State Bank of Copperas Cove, for the lessors, the sum of five cents per acre, in which event the lease should be extended for six months, with a like option to extend such lease from time to time for six months' periods, for the term of five years.
