On August 4, 1930, the appellant and plaintiff below, A. E. Stewart, and the appellee and defendant below William Carson Black, entered into a written contract whereby they agreed to exchange certain parcels of real estate in Payette county (the one for the other) upon certain terms and conditions set out in the contract, two of which were: (a) That the respective deeds were to be executed “not later than thirty days from date”; and (b) that they should be general warranty ones when executed, and which meant, and it is so conceded, that the title…
