The defendant, Audrey Maum, appeals from a judgment entered in a Probate Court ordering her to execute a deed confirming title in a certain parcel of land located in Nantucket to the plaintiff, Masuko Dorothy Suga. The findings of the Probate Court judge are as follows.

On December 16, 1971, Sartain Smith, a resident of the District of Columbia and owner of a cottage on Nantucket, “Auld Lang Syne” (the property), died.
