The defendant-tenant, Heather Massey (“Massey”), occupied Unit 10 of a building in Falmouth owned by the plaintiff-landlord, GML Corporation (“GML”), under a written lease for a one-year term ending on September 30,2005 at a monthly rent of $1,500.00. At the inception of the tenancy, in addition to the first month’s rent, Massey paid the last month’s rent and a security deposit of $1,500.00.
