¶ 1 Commercial National Bank of Pennsylvania (“Bank”) appeals from the trial court’s denial of its summary judgment motion and the entry sua sponte of summary judgment in favor of Presque Isle Insurance Division, Fireman’s Insurance Company of Washington, D.C. (“Insurance Company”) and Seubert and Associates, Inc. (“Successor Agency”).
