Delivery of a deed by the grantor, and acceptance by the grantee, is essential to constitute a conveyance. (Wiggins v. Lusk, 12 Ill. 132; Kingsbury v. Burnside, 58 id. 310; Moore v. Flynn, 135 id. 74; Sullivan v. Eddy, 154 id. 199.) The appellant, Amanda J.
