Order unanimously modified on the law and as modified affirmed without costs, in accordance with the following Memorandum: Defendants Royce are the owners of a 140-acre parcel of land containing two separate structures, a residence and a barn. Defendants leased 50 to 60 *975acres of land to Keough Farms and as part of the lease, Keough stored hay in the barn. Defendant Burley had an option to purchase, the Boyce property and had been permitted to repair the barn so that he could rent it.
