This matter is before the Court upon the Motion for Summary Judgment of PNC Bank, National Association (“PNC”) (Doc. 57). Plaintiff opposed PNC’s Motion (Doc. 59) and PNC replied in support (Doc. 61). This matter is now ripe for review. For the *686following reasons, Defendant’s Motion for Summary Judgment is GRANTED in part and DENIED in part.
