HOOD, District Judge.

Appellants Willard C. Liggett and Ruth A. Liggett, Co-Trustees Under 10/10/05 Liggett Trusts (collectively, the “Liggett Trustees”), appeal the district court’s November 5, 2013, findings of fact and conclusions of law and entry of judgment in favor of Appellees Chesapeake Exploration, LLC and CHK Utica, LLC (collectively, “Chesapeake”). The district court determined that the Oil and Gas Lease (“Lease”) entered into by the individual Liggetts was valid and enforceable because the Liggetts warranted title and entered a covenant to defend the Lease.
