FARRELL, Associate Judge:

These appeals are from the grant of summary judgment to appellee (Bassatne 1 ) on a suit by appellant (Jabbour) for specific performance of a settlement agreement between the parties; and from the award of substantial attorney’s fees against appellant as a sanction under Super.Ct.Civ.R. 11 (1995). The trial court concluded as a matter of law that Jabbour was not entitled to specific performance because he had not furnished a real estate appraisal as required (and defined) by the agreement.
