Judgment was entered in this action in favor of the respondent, Fanny R. Cunningham, and against the plaintiff and the defendants, Nieto. From this judgment the defendants Nieto appeal.

The plaintiff began this action to quiet title to certain property situate in the city and county of Los Angeles, described as follows, to wit: “The northerly portion of Lot 81, Leonis Tract, deed book 824, pages 123-126, records of Los Angeles County, having a frontage of 24.95 feet on the westerly side of Utah street, and being 21 feet at the westerly end, 123.60 feet at the southerly side, and 106 feet at…
