BAUGH, Justice.

This case arose as follows: In the early part of 1939, appellant became interested in purchasing from appellee a hotel together with its furniture and fixtures, owned by it in San Benito, Texas. He made two offers in writing to purchase same, submitted to appellee at its home office, in Richmond, Virginia, both of which were rejected. Finally, on June 1st, 1939, after extensive oral conference with ap-pellee’s agents at San Antonio, Texas, he made a written offer, irrevocable until after June 15, 1939, to purchase the property, setting out in detail the terms and conditions of…
