Action to recover a real estate broker’s commission. In two counts the complaint alleges that the defendant listed with *148plaintiff for sale a ranch consisting of 6,200 acres at $26 per acre, and agreed to pay her one dollar per aere commission if she found a purchaser who was ready, able and willing to complete a purchase at the price named; that she fully performed her part of the agreement by finding such a purchaser.
