This is a dispute between neighbors regarding the boundary line between their respective properties. The plaintiffs James and Helen Queenan (the “Queenans”) commenced this action against the defendants Cecil and Florinda Marchionne (the “Marchionnes”) and Kevin Kiley (“Kevin”) seeking an order declaring they have either acquired title to disputed land through adverse possession, or the right to use the disputed land pursuant to a prescriptive easement.
