KELLY, J.:

¶ 1 Appellant, Heather A. Ritch,1 appeals from the order entered in the Philadelphia County Court of Common Pleas. In this case we consider whether a party who owns property near other property and has maintained that other property for seven years is a “party in interest” under Pennsylvania Rule of Civil Procedure 3182 and has standing to petition to set aside a sheriffs sale of that other property. We hold that she does not and affirm the trial court’s order.
