By deed dated January 21, 1909, Hiram Howard, since deceased, conveyed to the appellants, Joseph Howard, Henry Howard and Amanda Howard, several tracts of land lying adjacent to each other, containing in the aggregate about one hundred and sixty-five acres, upon which the grantor resided, reserving to himself an estate in the land conveyed for and during the term of his natural life. The three grantees in this deed were the children of Hiram Howard by his second marriage, the last two named being under twenty-one years of age.
