This appeal arises from a judgment entered, in an action to quiet title, by the Court of Common Pleas of Luzerne County and requires resolution of the question of the ownership of a large tract of land located in Fairview Township, Luzerne County.

*603The original warrant for the subject land was issued to George W. Woodward1 and covered 399 acres plus allowances of 6%, or approximately 423 acres,2 located originally within Hanover Township, later within Wright Township and now located in Fairview Township, Luzerne County.
