The landlord, Antoinette Babe, alleges in her petition that on the 5th day of May, 1919, she leased in writing to De Forest and Cypher the premises known as 416 East Seventy-sixth street, in the borough of Manhattan, city of New York, for a term of five years commencing on June 1, 1919, at the yearly rent of $2,200, with an option to the said De Forest and Cypher to renew for an additional term of five years at a yearly rent of $2,400, payable in equal monthly installments in advance; that said lease was duly recorded in the office of the register of the county of New York on the…
