*610Matthew M. Lupoli was appointed guardian of the person and property of Alice D. (hereinafter Alice) and of the property of Keishma S. (hereinafter Keishma). In this capacity, Lupoli sold, at separate public auctions, a parcel of real property situated in Jamaica, Queens, and owned by Keishma and a parcel of real property situated in Woodhaven, Queens, and owned by Alice.
