PUDLOWSKI, Judge.
The appellant, Wood River Pipeline Company (“Wood River”) appeals from a jury award in the amount of $40,000 in favor of the respondents, William and Barbara Som-mer.
The respondents operate a vegetable farm on a twenty acre parcel of land in St. Charles County, Missouri. In 1981 Wood River condemned a fifty foot easement running diagonally across the Sommer’s property in order to construct and maintain an oil pipeline.
