OPINION

GRIFFIN, Circuit Judge.

In this diversity action, plaintiffs William and Frostie Eastham appeal the district court’s grant of summary judgment in favor of defendant Chesapeake Appalachia, L.L.C. We affirm.

I

The facts of this case are straightforward. On April 9, 2007, the Easthams entered into a lease with Great Lakes Energy Partners, LLC (Great Lakes), the predecessor-in-interest to Chesapeake.
