OPINION

{¶ 1} Plaintiff-appellant, Dennis Wainscott, appeals a decision by the Butler County Court of Common Pleas granting a motion for summary judgment in favor of defendant-appellee, Americare Communities Anderson Development, LLC dba Willow Knoll Retirement Community ("Willow Knoll").1 We affirm the decision of the trial court.
