OPINION

GARFF, Judge:

Plaintiff and appellant, C.J. Realty, Inc. (C.J. Realty), a licensed real estate broker, appeals from a summary judgment in favor of defendant and respondent, Willey dba Village Properties (Village Properties), on C.J. Realty’s action for breach of contract.

At all times relevant to this action, C.J. Realty was engaged in marketing real es tate while Village Properties developed hotel and motel properties.

On March 22, 1982, C.J. Realty’s agent, Roland Vance, met with Gary Spencer, Village Property’s agent, to discuss the possibility of C.J. Realty finding buyers for Village…
