This is a breach of contract case filed by Finova Capital ■ Corporation (“Plaintiff’) against Anne C. Ream, O.D., P.C. (“Defendant P.C.”) arising from its lease of an electronic message board (“message board”). Plaintiff appeals a judgment entered, after trial to the court, in favor of Defendant P.C. and Anne C.
