On and prior to February 8, 1927, L. J. Milburn was the owner of the fee title to the land here involved, namely:

The S. 1/2 of the N. E. 1/4 and the S. E. 1/4 of Section 11, Township 2 North, Range 3 West, Garvin County, Okla.

On February 8, 1927, L. J. Milburn and wife sold and by mineral deed conveyed to Sam Springer one-half of the mineral rights to said land, together with the right of egress and ingress. Said mineral deed was filed for record February 9, 1927. Thereafter, June 4, 1928, Sam Springer by deed sold and conveyed an undivided one-fourth of all the oil, gas and other mineral…
