Plaintiff, Mary S. Johnson, and respondent in this court, brought an action of unlawful detainer against the defendant, Mrs. A. Smith, the appellant, in this court. There is no conflict so far as the evidence in the ease *860is concerned. The written lease contained the following provision, among others:
