The plaintiffs appealed to the superior court pursuant to RSA 31:77 from the denial by the Rye Beach District Zoning Board of the plaintiffs’ request for a variance of the dis*769trict zoning ordinance that would permit the ownership and occupation by the four plaintiff couples of four separate sections of a building on property zoned for one family dwellings. The Trial Court (Douglas, J.) found the board’s denial of the variance unreasonable and unjust and granted the variance. The defendant’s exceptions were reserved and transferred.
