KONENKAMP, Justice.

[¶ 1.] In this dispute over billboard leases, we reverse and remand for further proceedings.

Background

[¶ 2.] In 2001, Flynn Advertising contracted with Buffalo Ridge Corporation to lease certain real property along Interstate 90, near Sioux Falls, South Dakota. Flynn would construct several billboards on the leased property. The parties executed four written lease agreements, encompassing five billboard sites.
