This appeal comes to us from a judgment issued by the Erie County Court of Common Pleas which affirmed the county auditor’s valuation of a parcel of real estate. Because we conclude that the trial court did not abuse its discretion, we uphold its decision.

Appellant, Murray & Co. Marina, Inc., a subsidiary of Murray & Murray, Inc. (“the parent company”), leased 8.416 acres of submerged land in Lake Erie from the state of Ohio for use as a marina. Pursuant to the terms of the fifty-year lease, appellant paid the state $14,428 per year and became responsible for any property taxes…
