MINZNER, Judge.

This case presents issues concerning the extent of a listing real estate broker’s liability to purchasers for representations made in connection with the sale of a townhouse. Plaintiffs (“Gouveias”) brought an action against several defendants for rescission of their contract to purchase a townhouse in Rio Rancho, New Mexico, or, alternatively, for damages suffered because of an alleged misrepresentation.
