Appellee and plaintiff below, Mrs. Inez B. Rhea, is the only child and heir at law of W. E. W. Rhea, deceased. The latter, in the year 1913, by verbal contract *296only, rented a farm of one hundred and two acres in Union county to the appellant and defendant below, John Pullum, for the years 1914, 1915 and 1916, at an annual rental of six hundred dollars.
