ARNOLD, Justice.

O. P. Williams and Annie H. Williams brought suit in the District Court of Pitts-burg County against Penelope Ray, a minor, to quiet their title to a certain described twenty acre tract of land situated in said county. At the trial the following facts were stipulated:
