This matter is before the Court on Defendants’ Motion for Summary Judgment, and on Plaintiffs Cross Motion for Equitable Relief. (ECF # 15, 17). Plaintiff, Sierra 76, Inc. (“Sierra”) and Defendant, TA Operating LLC (“TA Operating”), had a *813lease agreement with a renewal option that required notice of intent to renew by a certain date. Sierra failed to provide notice of its intent to renew before the deadline, but did so after the deadline had passed, and before any other lease agreement had been negotiated by TA Operating.
