OPINION

By MATTHEWS, J.:

On September 10th, 1935, the defendant’s husband took possession of premises known as 410 Walnut Street in the City of Cincinnati as a lessee of The Thomas J. Emery Memorial Estate. He continued as such lessee until his death in 1938. Thereupon, the. defendant became lessee of the premises. In 1944, the parties entered into a new lease for a term of five years commencing on June 10th, 1944, and expiring on June 19th, 1949. On June 11th, 1948, The Thomas J.
