On September 21, 1933, Mrs. E. D. "Ward entered into the following agreement with A. G. Spell: “Mrs. E. D. Ward will accept your proposition to purchase her place on which you now reside and rent from her, provided the rent is paid for 1933, amounting to $150. She will rent you the place for 1934 for the sum of $150 payable September 1, 1934, you to keep the repairs of the place in good order at your own expense.
