This is a contract action in which plaintiff, W & G Seaford Associates, L.P. (“W & G”), seeks to enforce a liquidated damages clause in a commercial lease entered into with defendant, Eastern Shore Markets, Inc. (“ESMI”). W & G, a Delaware limited partnership, is the owner of Seaford Village Shopping Center (“Seaford Village”), a strip shopping center in Seaford, Delaware.
