OPINION

DAVIS, Judge:

¶ 1 Dwane J. Sykes, Frontier International Land Corporation, and the Sykes Trust (collectively Defendants) appeal the district court's final judgment against them. We affirm.

BACKGROUND

¶ 2 We take the following background information from the district court’s detailed findings of fact. See Roderick v. Ricks, 2002 UT 84, ¶ 2, 54 P.3d 1119. The Berkshires L.C.
