SPINDEN, Judge.
Land Improvement, Inc., appeals from an order of the trial court entered in compliance with a mandate by this court. See Land Improvement, Inc. v. Ferguson, 800 S.W.2d 460 (Mo.App.1990) (Land Improvement I). In that case, we affirmed the trial court’s decree of specific performance of an oral agreement to convey land in exchange for services but remanded the cause for the trial court to determine the property’s specific legal description.
